The Lake Washington Affordable Multifamily Housing project is a visionary development situated in the dynamic Southport Neighborhood of West Sacramento. Envisioned as a response to the growing need for affordable housing, this project harmoniously blends functionality, aesthetics, and community engagement. The project houses (152) affordable housing units on (5) floors with a total of 147,574SF gross building area. The proposed height of the building is 54FT. The total of (152) units is comprised of (42) 1BR units (28%), (70) 2BR units (46%), and (40) 3BR units (26%). (1) one 3BR unit on the ground floor will be designated as Building Manager Unit. A total of (159) surface parking spaces will be provided on three sides of the building. Within these stalls the following specialty stalls will be provided: (10) motorcycle spaces, (8) EV charging stalls, (40) EV ready stalls, (16) EV capable stalls, (1) EV-Van stall, (3) ADA stalls, (1) ADA Van stall. Bike parking spacea are (32) spaces in two bike rooms and (8) short-term bike spaces.
The project consists of two distinct L-shaped building blocks, creatively interconnected by two bridges, forming a central green courtyard that serves as a communal amenity for residents. The bridges feature amenity spaces on each of upper levels. Adjacent to the bridge area each L-block houses a core area with a Lobby space at the ground level, and elevator and an egress stair. A second set of egress stairs is located at the inside corner of each L-block. Each L-block has a five story wing running east-west and a four-story wing running north-south. Balcony towers add a unique touch, providing exterior spaces for each unit while breaking down the massing and contributing to the pedestrian scale of the project.
