The project Is programmed to include twenty (20) two-bedroom units, approximately 934 square feet in size, and forty (40) three-bedroom, two-bathroom units, approximately 1,156 square feet in size, which includes one on-site manager’s unit specifically designed as a three-bedroom unit. These sixty residential units are located in each of the five residential building types and are provided with exterior patios within the ground floor units and railed private balconies on upper floors. Patios and balconies are also provided with lockable storage closets for residents' use. All ground floor units, in each of the three residential building types will be constructed for either accessible or adaptable requirements. Each of the five residential structures has common double-loaded breezeway corridors. These stairways are oriented to the front or rear side of each of the buildings to provide ease of access from either the parking lot or sidewalks adjacent to the public right of way. The ground floor breezeway corridors provide direct pedestrian access to sidewalks and walkways connecting to the proposed South Prescott Avenue frontage, as well as the various tenant amenities located throughout the project. Near the entry walk for each of the building types the development is providing lockage bike racks throughout, for a total of fifty-four (54) spaces.
To encourage resident interaction and promote safety and security within the site, the central courtyard of the project has been programmed with a covered, children’s playground with benches, as well as an adjacent covered pergola with picnic tables and barbeques for tenants' use. Adjacent to the courtyard is a commercial-grade, gated resident’s pool and pool deck. Parking and circulation for the majority of the site has been pushed to the exterior of the site, with the exception of those residential buildings adjacent to East 35th Place or South Prescott Avenue, where buildings have been placed fronting the roadways and parking, and feature pedestrian access.
